Selling a home at the Lake of the Ozarks doesn’t have to feel overwhelming—but it does require a clear plan.

There are a lot of moving pieces that are unique to this market. From pricing and preparation to dock details and timing your listing correctly, selling a lake home is different than selling in a typical neighborhood.

As a Lake of the Ozarks Realtor, my goal is to make the process feel simple, organized, and stress-free for my clients.

Step 1: Initial Call + Property Details

The first step is simple—reach out.

You can book a call or fill out my “work with me” form, and I’ll start gathering important details about your property, including:

  • Home size and layout

  • Updates and features

  • Dock details

  • Your timeline and goals

This helps me understand how to best position your home in the Lake of the Ozarks real estate market from the start.

Step 2: Walkthrough + Property Evaluation

Next, we’ll schedule a time for me to walk your property.

This step is important because pricing a lake home isn’t just about square footage. I’m looking at:

The goal is to launch your home at the right time—not just rush it to market.

Step 5: Listing Agreement + Marketing Setup

I’ll prepare the listing agreement, and you can review and sign everything digitally (DocuSign) to keep it simple.

From there, I coordinate:

  • Professional photos

  • Video

  • Listing prep

You don’t have to manage any of it—I handle the details.

Step 6: Seller Prep + Required Documents

Before we go live, there are a few things we’ll get together:

  • Seller disclosures

  • Included/excluded inventory list

  • HOA bylaws and rules (if applicable)

  • Dock permit confirmation (Ameren)

You’ll gather the information, and I’ll guide you through it so everything is ready ahead of time.

Don’t overuse air fresheners. Clean and neutral is best.

Step 7: Going Live

Once everything is ready, we go live.

I’ll:

From there, I handle showings, feedback, and communication.

When offers come in, I guide you through:
